What a Proper Installation Involves
The difference between a door that works and one that is trouble is almost entirely in the preparation:
- Check the opening for square and plumb. Framing is rarely perfect, especially in older Toronto housing stock. We measure diagonals and check plumb on both jambs before anything goes in.
- Set the hinge jamb first. The hinge side carries the weight and dictates how the door hangs. It is set plumb and shimmed solidly at every hinge, not just top and bottom.
- Set the reveal. An even gap around the slab is not cosmetic — an uneven reveal means the door will contact the stop before it latches.
- Shim behind strike and hinges. Screwing a strike plate into unsupported drywall is why so many doors can be shouldered open.
- Insulate without bowing. Low-expansion foam and backer rod, not high-expansion foam that pushes the jamb inward.
- Seal and test. Weatherstrip, sweep and threshold set, then the door is cycled and checked under its own weight.
Security Details That Get Skipped
On exterior doors, two details do more for security than the lock brand and are routinely omitted on cheap installs. First, 3-inch screws through the strike plate into the stud — the standard short screws hold only the jamb trim, which is why a kicked door usually fails at the frame, not the lock. Second, reinforced hinge screws on the top hinge. Both cost minutes. We do them as standard on exterior installations, and we correct them on break-in damage repairs.
Commercial Door Installation
Commercial installs carry obligations residential ones do not. Fire-rated doors must be installed as a certified assembly — the door, frame, hinges and closer are rated together, and substituting a component voids the rating. Exit doors must open in the direction of travel and release without special knowledge. Closers must be adjusted so the door latches but still meets accessible opening force.
