Door Replacement in Waterloo: Start With the Opening, Not the Catalogue

Most people start a door replacement by looking at styles. We start by looking at the opening. The condition of the frame, the sill and the wall around the door decides what kind of replacement makes sense, and that decision affects the price far more than the choice between two door designs.

The whole unit comes out: door, frame, sill and brickmould. A new door that is already hung in its own frame goes in, gets shimmed, fastened to the framing, insulated and sealed. Exterior Door and Frame Replacement

When a door is replaced together with its frame, the work that matters happens after the old unit is out. That is when you can see what water has been doing for the last twenty years.

• Framing around the opening. The king and jack studs need to be solid enough to take long screws through the hinge side. Split or rotted studs get repaired or sistered.
• Sill pan or flashing. The new sill needs to sit on a proper base that sends water outward, not into the house.
• Insulation and seal. The gap between the new frame and the rough opening gets low-expansion foam, and the outside gets trim and caulking.
