Storefront Swing Door Repair in Newmarket, by Symptom
Most calls from Newmarket businesses start with one sentence: “the door won’t close”, “the door slams”, “the lock won’t turn”. Below we go through the symptoms we hear most from shops on historic Main Street, units in the plazas along Davis Drive and Yonge Street, and offices and light industrial buildings off Mulock Drive and Leslie Street. For each one, what is usually behind it and what the fix looks like.
“The door won’t close all the way”
On an aluminum storefront door this is usually the closer. Closers have two valves: one controls the main sweep of the door and one controls the last few inches, called latch speed. When latch speed is set too slow, or the closer is losing fluid, the door stops short of the latch. In cold weather the fluid thickens and the problem gets worse, which is why so many of these calls come in during the first cold snap of the year. Sometimes an adjustment is all it needs. If the closer is leaking oil, it has to be replaced.
“The door slams”
The opposite problem, and the same part. A closer that slams has either been adjusted too fast or has failed internally. A slamming door is hard on the glass, the frame and the lock, and it can catch fingers. Do not keep tightening the valves if the door still slams; a failed closer will not hold an adjustment.
“The lock is hard to turn” or “the key only works if I push the door”
Almost always an alignment problem, not a lock problem. When the door drops on its bottom pivot or the top pivot loosens, the bolt rubs on the strike. Lubricating the cylinder will not fix it for long. Re-setting the door on its pivots and adjusting the strike will.
“There is a gap at the top and light underneath”
The door has dropped. On offset pivot doors, the bottom pivot carries the full weight of the door and glass, and it wears with every opening. On butt-hinged doors, the top hinge screws have pulled loose. Both are repairable without replacing the door.
“The glass is cracked”
Cracked storefront glass should be replaced, not taped, because tempered glass can let go all at once. If you are dealing with door glass rather than the door hardware, our Newmarket glass door replacement page covers that work.
Automatic Doors in Newmarket: What You Can Check First
Many grocery, pharmacy and medical units in Newmarket have automatic swing or sliding doors. These are a mix of mechanical door and electrical operator, and the fault can be in either. A technician can assess the unit and tell you whether the problem is the door itself or the operator. Before calling, it is worth checking:
- Is the switch in the right mode? Many operators have a key or rocker switch for automatic, hold-open and off. Staff often bump it.
- Is the sensor dirty or blocked? A sign, a display or snow on the sensor can stop the door from opening or keep it from closing.
- Does the door move freely by hand with the power off? If the door is stiff or drags with the operator off, the problem is mechanical: pivots, hinges, a bent track or a threshold. That part is our core work.
- Is anything in the track? On sliding units, gravel and ice in the floor guide are a common cause of a door that stops partway.
Write down what the door does and when. “Opens fine, closes halfway and reverses” tells a technician far more than “it’s broken”.

Entry Doors and Exterior Doors in Newmarket
The page title says storefront, but a good share of the people who find it are looking for help with entry doors and exterior doors at home. Newmarket has a wide range of housing, from the older streets of Central Newmarket and Bristol-London to the subdivisions of Stonehaven-Wyndham, Summerhill Estates and Woodland Hill. The problems differ by age.
Older homes near the downtown
Wood doors and wood frames that have moved with the house over decades. Doors bind in summer humidity, latches stop catching, and frames go soft at the bottom where snow sits. Most of these are repair jobs: planing, rehanging, splicing new wood into a rotted jamb and resealing.
Newer subdivisions
Steel and fiberglass builder doors with sidelites. Weatherstripping flattens, the door drops on its hinges, and the multipoint or deadbolt stops lining up. A hinge and strike adjustment plus new weatherstrip fixes most of them.
For home door work in town, our main door repair in Newmarket page goes into residential repair, installation and replacement in detail, so we will not repeat it here.
Commercial Exterior Doors: Rear, Service and Fire Exit
Behind most Newmarket plazas there is a row of steel service doors. These are the doors that get ignored until they fail. The three things that go wrong most:
- Panic bars that do not latch. The latch or the strike has worn, or the door has dropped. A door that does not latch is a security gap every night.
- Rusted frame bottoms. Salt from the parking lot sits at the base of the frame. Once rust takes the bottom of a jamb, the frame loses its anchor and the door goes out of square.
- Closers that were never sized for the door. A small closer on a heavy steel door wears out quickly and lets the wind catch the door.
Fire-rated doors must keep their labelled hardware. If a fire exit door needs new hardware, ask your fire inspector or property manager what is required before anything is changed. Our door closer repair and aluminum door repair pages cover these parts in more depth.
When a Newmarket Door Needs Attention Tonight
A storefront door that will not lock at closing time is not a next-week problem. After-hours attendance is available, and if the door cannot be made secure on the spot we can board it up until the permanent repair is done. See our emergency door repair service. We also cover nearby East Gwillimbury and the rest of York Region.
Our technicians are bonded, insured and police background-checked, with more than 22 years in the Canadian door trade, and estimates are free. Call (647) 955-5637.
Newmarket Storefront Door FAQ
Why does my shop door stop closing properly every winter?
Closer fluid thickens in the cold and the door slows down before it latches. A seasonal adjustment often fixes it. If it keeps happening, or the closer shows oil, the closer is worn and should be replaced.
Can you fix my automatic door?
A technician can assess the door and tell you whether the fault is mechanical or in the operator. Mechanical problems such as pivots, hinges, tracks and alignment are our core work.
Do you also repair front doors on houses in Newmarket?
Yes. We repair and replace residential entry and exterior doors across Newmarket as well as commercial doors.
Should I replace a storefront door that drags on the floor?
Usually not. Dragging is most often a worn bottom pivot or loose hinges. Replacing the pivot set and adjusting the door is much cheaper than a new door.
