Door Repair Near Me repairs, installs and replaces doors across Scarborough — post-war bungalows through Birchcliff and Cliffside, the sprawling 1960s-80s subdivisions inland, the apartment and co-op blocks along Kingston Road, Lawrence and Markham Road, and the plazas that anchor almost every major intersection. Bonded, insured, police background-checked. Call (647) 955-5637.

What We See Most in Scarborough
- Post-war bungalows and side entrances. Scarborough has an unusual number of separate side and basement entries, often added later and rarely built as well as the front door. They are the most common source of both draft complaints and forced-entry damage — see break-in damage repair.
- Bluffs-area exposure. Properties along Birchcliff, Cliffside and the Bluffs take strong wind off the lake. Doors there lose their seal and their closers struggle to latch against pressure.
- 1960s-80s subdivision patio doors. Flattened rollers and packed tracks, the same story as much of the GTA — see sliding and patio door repair.
- Apartment and co-op buildings. A large share of our Scarborough work is corridor, stairwell and fire-rated doors that no longer close and latch on their own, plus closer repair in Scarborough.
- Plaza storefronts. Aluminum entrances dragging on worn pivots — see storefront door repair.

Side and Basement Entries: Scarborough’s Weak Point
If you own a Scarborough bungalow with a side or basement entrance, that door is very likely the least secure opening on the property — and it is where we do most of our security work in the area. These entries are often set into a lightly framed opening, with a strike plate held by two short screws into trim. A single kick splits the jamb and takes the strike with it while the deadbolt stays locked in a broken piece of wood. The fix is not a better lock: it is a box strike with 3-inch screws reaching the stud, long screws in the top hinge, and solid backing behind the strike area. It costs very little on a scheduled visit and a great deal after a break-in.

Door Repair After a Break-In in Scarborough
Break-in repair is one of the most common reasons people in Scarborough call us. The pattern is fairly consistent. On detached houses the target is usually the side door or the back door off the yard. In townhouse complexes it is the rear patio or the front door, which often sits in a recessed entry out of view of the street.
What Forced Entry Does to the Door
A kicked door almost never breaks the lock. What breaks is the wood around it. The deadbolt stays extended and the jamb splits along the strike, sometimes taking a long strip of the frame with it. On older steel doors, a pry bar at the lock edge bends the skin and pushes the door away from the frame so the bolt slips out.
What We Do on the First Visit
- Check whether the frame is still anchored to the wall or has pulled loose.
- Rebuild a split jamb with glue, screws and a reinforcing plate, or board the opening if the frame is too damaged to hold a lock that night.
- Make sure the lock throws fully and the door latches.
- Rekey or replace the lock if keys were taken.
A reinforced strike with long screws into the wall framing is the single most useful upgrade after a break-in, because it addresses exactly the point that failed. If the door is beyond repair, the opening is secured and measured for a replacement. See our Scarborough emergency door repair page for after-hours calls, or call (647) 955-5637.

Front and Exterior Doors on Scarborough Bungalows and Townhouses
Much of Scarborough was built after the war, and the housing stock shows up in the door problems we see.
1950s and 1960s Bungalows
Neighbourhoods like Wexford, Dorset Park, Clairlea and Bendale have large numbers of postwar bungalows. Many still have the original wood frames, now with a replacement steel door hung in them at some point. That combination causes trouble: the newer door is heavier than the frame was built for, the hinge side sags, and the gap at the top latch corner closes up. The fix is usually to re-fasten the hinge jamb into the framing with long screws and shim it plumb, rather than to replace the door.
The side door on these houses, often leading to a landing with stairs to the basement and kitchen, is a weak point. It tends to have a cheaper door, a short strike plate and a frame that has been painted shut on one side. These doors also sit close to the driveway, where salt and meltwater splash the bottom of the frame, so rot at the jamb base is common.
1970s Townhouse Complexes
Malvern and parts of L’Amoreaux and Agincourt have townhouse complexes from the 1970s and 1980s. Here, the issues are usually the original exterior doors and thresholds reaching the end of their life all at once. Thresholds sit low, sweeps are worn, and steel doors have rusted at the bottom where water has pooled in the entry recess. In condominium townhouses, the exterior door may be a common element, so check with your property manager before ordering a replacement. Repairs that keep the same appearance are usually simpler to approve.
For frame-specific damage, our door frame repair page explains when a frame can be saved.
Door Installation in Scarborough
When a door is past saving, the replacement is only as good as the installation. Common mistakes we fix on Scarborough homes are doors installed without enough shims, frames fastened only through the trim, and thresholds set without a proper sill underneath. All of these lead to the same sticking and draft problems within a couple of winters.
A proper installation includes checking the rough opening for rot, setting the sill level and supported, shimming at the hinges and the strike, and sealing the frame to the wall. On older bungalows the rough opening is often not a standard size, so measurement matters. We offer free in-home measurement for replacements. Published starting prices are a front entry door from $999, a steel entrance door with glass insert from $1,199, and a fibreglass door with glass insert and design from $1,499.

Commercial Door Repair in Scarborough Plazas
Scarborough has a large number of strip plazas along its main arterials, including Kennedy Road, Lawrence Avenue East, Sheppard Avenue East and Markham Road. The units are usually small: restaurants, convenience stores, clinics, salons and offices, each with an aluminum and glass front door and a steel rear door onto the loading lane.
Front Storefront Doors
The aluminum front doors on these plazas take heavy daily traffic. The most common failures are worn offset pivots that let the door drop and drag, closers that slam or no longer close the door fully, and locks that need a push to engage because the door has sagged. These are repaired by replacing the pivots or closer and realigning the door, which is usually far cheaper than a new storefront unit.
Rear Steel Doors
Rear doors in plazas are a frequent break-in target because the back lane is quiet at night. They are hollow metal doors in steel frames. Damage after a forced entry is usually a bent door edge, a torn strike area in the frame, or a pulled lock. Steel frames can often be straightened and reinforced, and a latch guard over the strike adds protection. Panic bars on rear exits also wear out and need adjusting or replacing so the door both opens freely from inside and stays locked from outside.

Door Closer Repair in Scarborough
Door closers show up on plaza storefronts, apartment building entrances and corridor doors, and on many basement apartment entry doors. A closer that has failed usually shows it in one of these ways:
- The door slams. The closing speed valve needs adjusting, or the closer has lost its fluid.
- The door stops a few centimetres short and will not latch. The latch speed is set too slow, or the closer is undersized for the door.
- Oil is leaking down the door or the closer body. The seals have failed and the closer needs replacing. Adjustment will not fix a leaking closer.
- The arm is bent or loose. Often caused by the door being propped open against the closer.
A closer that leaks or will not hold an adjustment is replaced. One that simply slams or does not latch can usually be adjusted in a few minutes. Our door closer repair in Scarborough page goes through this in more detail.

Frequently Asked Questions
My basement door was kicked in. Can the frame be repaired?
Yes. Split jambs and torn strike areas are cut out, spliced and reinforced so the same kick does not succeed again — usually without replacing the door.
Do you work in Scarborough apartment and co-op buildings?
Yes — corridor, stairwell and fire-rated doors, closers and hardware, for property managers and boards.
Why does my door not latch properly in winter?
Closer fluid thickens in cold weather, and wind pressure near the Bluffs makes it worse. Exterior closers often need seasonal adjustment.
Do you charge for estimates in Scarborough?
No, estimates are free.
Can a door be repaired the same day after a break-in in Scarborough?
In many cases, yes. A split jamb, a torn-out strike or a lock that no longer lines up can usually be repaired in one visit. If the frame has pulled out of the wall or the door itself is badly bent, we secure the opening first and return with the parts for a proper repair or replacement.
Do you repair doors in Scarborough strip plazas?
Yes. We work on aluminum storefront doors, rear steel doors, panic bars, closers and locks in commercial plazas across Scarborough. Most front door problems in plazas are worn pivots or closers, which are repaired without replacing the storefront.
My townhouse is part of a condo corporation. Can I replace the front door myself?
Check with your property manager first. In many condominium townhouse complexes the exterior door is a common element, and the corporation may control the style, colour or who does the work. A repair that keeps the same appearance is usually easier to get approved than a full replacement.
Why does the door closer on my business slam the door?
The closing speed is set too fast or the closer has started losing fluid. If there is no oil on the closer or the door, the speed can usually be adjusted. If the closer is leaking, it needs to be replaced, because adjustment will not hold.
